The look of one part of Johns Island is going to undergo major changes. It starts with a new development called Angel Oak Village approved at this weeks Charleston City Council meeting.

It’s scheduled to be built on Maybank Highway, Main Road and in the Bohicket area.

The multi-use development covers about 40 acres in the land behind me, but it’s what would be spilling out on the nearby roads that has some worried about the future.

The quiet dirt road that leads to the city’s Angel Oak Tree Park on Johns Island is going to change.

"It will be a small community or town center for the portion of Johns Island that surrounds it," said City of Charleston’s Planning Division director, Christopher Morgan.

The 40 acres of wooded area near Maybank Highway will see a 600 home development, which includes homes, apartments, shops, and offices. It could eventually bring 1,500 more people into the island which is raising a red flag.

"This is a high traffic area that traffic tends to build up during the busy times, and with that many homes and shops, if we don't address the traffic situation now on the roads it's going to lead to congestion," said 10-year Johns Island resident, Margie Rudisill.

Congestion is already an issue on Maybank Highway. The city and Charleston County are both studying how to relieve the traffic and some wonder what 1,500 more people will do to the already crowded roads.

"This development won't build out in a year or so. It will probably take five or 10 years for a development like this to build out,” said Morgan. "We anticipate there being additional traffic capacity in the Maybank area over the next five years."

City and county officials are working on how to solve the traffic issue now with studies to help decide whether widening the highway or creating a grid system would be the best choice.

City planning officials say there will be similar developments in the near future. It is all part of the city's Johns Island plan.
